Details

Hanke käsittää Espoon Kivenlahdessa osoitteessa Kipparinkuja 1 Espoo sijaitsevien asuinkerrostalojen peruskorjauksen. Rakennushankkeessa peruskorjataan laajasti vuonna 1977 rakennettu asuinkerrostalo, kahdeksan porrashuoneen neljä - yhdeksänkerroksinen asuinkerrostalo kellarikerroksella. Myös tontin piha-alueet kunnostetaan. Työt käsittävät kaikki tavanomaiseen peruskorjaukseen kohdentuvat rakennustyöt. Rakennustyö sisältää maanrakennus-, piha-, parveke/julkisivu-, hissi-, ja sisärakennus- sekä talotekniikkatöitä. Julkisivujen ulkokuoret puhdistetaan, salaojia + lämpöputkia uusitaan, parvekkeet korjataan, vesiputkia uusitaan, ikkunat ja parvekeovet uusitaan, hissit uusitaan, pihoja uusitaan sekä huoneistot ja talotekniikkaa uusitaan. Kohteeseen rakennetaan myös maalämpöjärjestelmä. Kohde tullaan toteuttamaan vaiheittain kolmessa vaiheessa. Urakoitsijan on saatava edellinen vaihe valmiiksi ennen seuraavan aloitusta. Vaiheistus on esitetty tarjouspyynnön liitteessä (vaiheistussuunnitelma). Huoneistot ja liiketilat tyhjennetään vaiheittain peruskorjausta varten. Portaat F-G-H tyhjennetään vuokralaisista 31.10.2026 mennessä. Muiden talojen tyhjennysaikataulun ilmoittaa urakoitsija tarjouksessaan. vuokralaiset täytyy irtisanoa vähintään 7kk ennen talojen tyhjennystä. Jokaisen vaiheen valmistuttua muuttavat vuokralaiset takaisin valmistuneisiin asuntoihin. Vaiheistus: Vaihe 1: Porrashuoneet H,G ja F Vaihe 2: Porrashuoneet E,D ja C Vaihe 3: Porrashuoneet A ja B Urakoitsija päättää missä vaiheessa piha-alueen työt tehdään. Rakennushankkeen suunnittelijat, suunnittelun jakautuminen, sijainti ja tarkemmat paljoustiedot on esitetty urakkaohjelmassa. Rakennuttaja pyrkii siihen, että urakkasopimukset voidaan tehdä mahdollisimman pian urakkakilpailun päättymisestä ja rakennustyöt alkaisivat joulukuussa 2026 edellyttäen kuitenkin, että Espoon Asunnot Oy:n hallitus on hyväksynyt hankkeen, tehdystä hankintapäätöksestä ei valiteta ja rakentamislupa on myönnetty. Kiinteistöön pääsee tutustumaan paikan päällä 17.11.2026 klo 12:00 sekä 18.11.2026 Klo 10:00.
