Details
RFx ID: 34808491 Organisation: Kāinga Ora – Homes and Communities Open date: Monday, 31 August 2026 11:00 AM +12:00 Close date: Monday, 28 September 2026 12:00 PM +13:00 Categories: 43231500 - Business function specific software Region: New Zealand Overview: Overview Kāinga Ora operates a diverse office portfolio throughout New Zealand, ranging from large corporate offices in Auckland, Wellington, and Christchurch through to numerous smaller regional and area offices. Like many organisations, Kāinga Ora has adopted increasingly flexible and activity-based ways of working. At the same time, the organisation is expected to ensure office accommodation is utilised efficiently and represents value for money The Problem Current workplace utilisation insights are primarily derived from access control and building entry data. While this provides information regarding attendance levels within offices, it does not provide detailed information regarding how spaces are used once people enter a building. Consequently, Kāinga Ora has limited visibility of utilisation patterns across meeting rooms, collaboration areas, focus spaces, breakout areas, touchdown spaces, and other workplace settings. This makes it difficult to make evidence-based decisions regarding: •Workplace design and configuration •Space allocation •Accommodation planning •Lease renewals and lease expiry decisions •Office consolidations •Workplace investment and refurbishment priorities These decisions are often based on indirect measures rather than objective utilisation data We are particularly interested in solutions that: •Utilise infrared occupancy sensing or similar technology. •Provide utilisation information at a room, space, or zone level. •Support privacy-preserving data collection methods. •Produce meaningful reporting and analytics that support accommodation planning and workplace decision making. •Can integrate utilisation data with existing attendance information where appropriate. •Have been successfully deployed in organisations with distributed office portfolios What we DON'T want We are not seeking information regarding: • Solutions that identify individual employees or track personal movements. • Solutions that do not provide privacy-preserving occupancy measurement methodologies. • Solutions that require extensive permanent infrastructure deployment at all sites. • Workplace analytics platforms that cannot be deployed flexibly across multiple office types
