Exceptional Leasing Opportunity: Brunswick Heads, NSW

Invitation for Request for Proposal Tenderer’s are invited to submit a Proposal for the provision of leased office accommodation for:

  • Premises ranging from 450 to 600 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.
  • Preference is for the Premises to be located on the ground floor or the ground floor component of the premised should have a preferred minimum net lettable area of 400 square metres.
  • A minimum of eight (8) car parking bays is highly desirable including:

o two (2) secured and covered car parking bays for staff; o six (6) customer car bays are required with two (2) of these being accessible car bays to be provided on ground level in close proximity to the entrance; o space for an optional additional five (5) customer car bays may be considered if available but is not a requirement.

  • Site location parameters:

o Located within the suburbs of Brunswick Heads, New Brighton, Ocean Shores, South Golden Beach and Mullimbimby o within commercial and retail precincts with good access to public transport and car parking;

  • Lease term of either:

o seven (7) years, with two (2) options of three (3) years each; or o ten (10) years, with two (2) options of three (3) years each;

  • Be existing or a build in progress that can meet stated timeframes;
  • Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)

Note: The area may be altered by plus or minus 15% at the agency’s discretion.

Parties wishing to submit a Proposal must ensure Proposals accompanied by the Response Form must be received by Jones Lang LaSalle no later than 5.00pm (AEDT) Monday 19 October 2026 by email at [contact details removed] Services Australia provides Medicare, Centrelink and Child Support payments and services, including family assistance. The Building Code 2016 (or, if the Building Code 2016 no longer exists, any code which has replaced it) applies to this project. The Australian Government Building and Construction WHS Accreditation Scheme established by the Fair Work (Building Industry) Act 2012 (Cth) (Scheme) may also apply to this project. If the Scheme applies, it is a requirement of this project that persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out.
