Tender information:

The successful tenderer will be required to provide an efficient and effective fully managed letting services for Lux Mundi Catholic Academy Trust, which comprises the below 10 schools, all of which are participating in this tender: Hackney Schools

  • Cardinal Pole – secondary
  • St Monica's –primary

Tower Hamlets Schools

  • Bishop Challoner - secondary
  • St Anne's and Guardian and Guardian Angels - primary
  • St Elizabeth - primary

Haringey Schools

  • St Mary's Priory – primary
  • St Francis de Sales - primary
  • St Ignatius - primary

Haringey Schools (joining soon)

  • Our Lady of Muswell - primary (joining Nov 2026)
  • St John Vianney - primary (joining Nov 2026)

The contract term being tendered is for three years, 1st April 2027 – 31st March 2029. There is an option for a further extension period for up to two additional years to 31st March 2031. Please note that the contract for St Monica’s will commence 1st Sept 2028 to 31st March 2029 with option for a further extension period for up to two additional years to 31st March 2031. The contract offers an excellent opportunity to review and propose enhancements to the current letting services at the trust. The trust seeks to increase income streams and ensure the commercial viability of lettings by maximising all assets and actively promoting all facilities. A consistent, professional approach to lettings management is required, aiming to increase income, maintain and enhance the trust’s reputation, deliver a positive social impact, strengthen community engagement and potentially to attract new pupils. The trust is not obliged to accept the best financial offer submitted for this tender, rather the trust is keen to secure best value. Creative ideas as to how the lettings activity can be developed, improved and maximised, will be welcomed. The trust seeks a contractor that is keen to work in partnership with them and who will deliver to its highest abilities, at all times. Competitive Flexible Procedure This procurement will be run under the Competitive Flexible Procedure. This will follow a two stage approach, with stage 1 being the Procurement Specific Questionnaire (PSQ). Here a minimum of 5 candidates (or less, in the event less than 5 meet the minimum criteria) and a maximum of 10 candidates, will progress to stage 2. Any selection of tenderers will be based solely on the criteria set out for the procurement and a minimum score of 60% must be achieved. Selected tenderers will then be invited to stage 2, the Invitation To Tender (ITT). Here, the evaluation of tender response will be set as 50% price and 50% quality.

Value of contract:

The annual value of the current contract is £780,000 Therefore the value of this contract is £3,900,000 – it is noted that the contract value is an estimate and that we very much expect lettings revenue to be maximised at all school at all times, as a result of this tender.

Additional requirements and information:

  • The trust has a minimum requirement for a contractor’s employers' liability and public liability insurances of £10 million
  • The minimum annual turnover that your company must have achieved to be considered for this opportunity is £1 million
  • The lettings services are currently run in house aside from St Monica’s where Schools Space manages this contract
  • There are not incumbent staff eligible for TUPE under this contract
  • There are not incumbent staff currently within the Local Government Pension Scheme
  • Please note this is a growing Trust and any other schools that may join the Trust during the tenure of this new lettings contract may, at the Trust’s discretion, be added to this contract.
  • The client reserves the right not to appoint in conclusion of this project.
