Med udgangspunkt i ideoplæg for Byens haver skal Boligselskab Sjælland i samarbejde med Roskilde Kommune etablere 36 ældreboliger i Æblehaven. De 36 boliger består af 3 typer på henholdsvis 65, 70 og 93 m² (inkl. Fælles adgangsareal) i alt 2.484 m². Hertil tillægges vaskeri og deporet. Ældreboligerne udføres som 4 længer i 2-3 etager mod nord og 2 etager mod syd, Dermed kommer der mest muligt sol ind i gården, samtidig med at der afskærmes for lyden fra Neergårdsvej. I baghaven findes fællesområder med køkkenhaver, grilpladser og spisepladser. I den nordlige og sydlige ende finder man 2 depotgårde, hvor man finder beboernes depoter med plads til el-scootere m.m. Depotgårdenes placering er også med til at skærme kigget ind i baghaven, og på den måde med til at skabe mere tryghed for beboerne.
