Hankinnan kohteena on Helsingin Oulunkylän kaupunginosassa Maunulan osa-alueella sijaitsevien asuinkerrostalojen peruskorjaus kiinteähintaisena kokonaisurakkana sisältäen rakennusteknisten töiden lisäksi kaikki LVISA-työt. Peruskorjauksen kohteena on Helsingin kaupungin asunnot Oy:n omistama vuokratalokohde, joka sijaitsee Helsingin kaupungin tontilla 28289/2 (Koivikkotie 2, 4, 6, 8 ja Männikkötie 3, 00630 Helsinki). Urakan arvioitu alkamisajankohta on 01.03.2026 ja rakentamisen arvioitu alkamisajankohta 04/2026. Hankintaa ei jaeta osiin, sillä usean toimittajan malli tuottaisi epätarkoituksenmukaisen sopimuskokonaisuuden aikataulunhallinnan sekä töiden yhteensovittamisen kannalta. Ennen hankintailmoituksen julkaisua hankintayksikkö on tehnyt markkinakartoituksen. Markkinakartoitus on perustunut toistuvien vastaavanlaisten hankintojen systemaattiseen analyysiin ja alan toimittajien kanssa ylläpidettävään vuorovaikutukseen. PERUSKORJAUSHANKKEEN TIETOJA - Kohde on valmistunut vuonna 1955. - Kohteessa on viisi asuinkerrostaloa ja kaksi talousrakennusta. - Asuinkerrostaloissa on 3-4 asuinkerrosta. - Kohteessa on yhteensä 146 vuokra-asuntoa (nykytilanteen mukaan 7144 asm2, peruskorjauksen jälkeen 7251,5 asm2). - Kaksi liiketilaa (yhteensä 115 m2), joiden käyttötarkoitus muutetaan. PERUSKORJAUKSEN TOTEUTUS - Rakennusten peruskorjaus toteutetaan yhdessä vaiheessa. Vaiheistusta voidaan täsmentää yhteisellä sopimuksella, mikäli muu vaiheistus on urakan näkökulmasta perusteltua. - Asukkaat muuttavat korjaustöiden ajaksi sijaisasuntoihin. Urakka alkaa asukkaiden poismuutoilla. Pois- ja takaisinmuutot sisältyvät urakkaan. Hankinnan kohde on tarkemmin kuvattu tarjouspyynnön liitteenä olevissa kaupallisissa ja teknisissä asiakirjoissa.
