Details

NHS (Ngaanyatjarra Health Service), in partnership with Purple House, is seeking a Head Contractor to deliver a Design and Construct (D&C) commission for a new 4-chair, nurse-assisted haemodialysis facility at Warburton, in the Ngaanyatjarra Lands, Western Australia. The facility is to be delivered as a modular building, prefabricated off-site and transported to Warburton for installation and completion, with a 40-year design life.

Anticipated works commencement is 22 February 2027, with Practical Completion required by 29 October 2027.

The site is located on the Ngaanyatjarra Lands, a remote community in Western Australia. Tenderers must allow for all mobilisation, module transport, accommodation and logistics associated with a remote site of this nature.

Background information / Compatibility requirements

Jenarc, as the lead design consultant, has been working with NHS to progress the design of this facility through to 70%, with architectural and all services documentation (mechanical, structural, fire, electrical and hydraulics) now complete and included in this tender package.

As a D&C commission, the successful Head Contractor will take on responsibility for design development and documentation from 70% through to Issue for Construction (IFC), in addition to fabrication, delivery, installation, and all testing and commissioning of the facility.

The project has proceeded through the The Licensing and Accreditation Regulatory Unit's (LARU) AIP (Approved in Principle) pathway associated with its funding. All dialysis, water treatment and biomedical equipment is client-supplied; the Head Contractor is responsible for all associated services rough-in, connections and builder's work in connection required to receive this equipment.

Desired Outcomes ('Nice to haves', Conditions & Warranties, SLA's, Project benefits): The successful outcome of this project is the delivery of a fully commissioned, modular 4-chair dialysis facility at Warburton, enabling community members from Warburton and surrounding Western Desert communities to access ongoing dialysis treatment on country. This supports the project's broader objectives of improved treatment attendance, better health outcomes, and continuity of cultural connection, reducing the need for patients to relocate away from family and community for treatment.

Tenderers should demonstrate a methodology and program that reflects genuine experience in remote Aboriginal communities, comparable healthcare and modular construction delivery, and a strong approach to cultural safety, WHS management, and Aboriginal employment and local subcontractor participation throughout delivery.
